Senior Project Manager, Development & Construction

Romspen is a leading Canadian non-bank mortgage lender specializing in commercial and industrial real estate mortgages. Our investments are comprised mostly of commercial and industrial first mortgages on properties primarily across Canada and the United States. We provide customized mortgage solutions for term, bridge and construction financing. The current overall real estate mortgage portfolio is $3 billion. Over the past 25 years we have invested over $8 billion in over 1000 real estate mortgages and have consistently earned strong absolute cash yields to investors.

Reporting to the VP Development & Construction, the Senior Project Manager, Development & Construction is the expert and leader of the project team, the plan, and ultimately the success of the project. You will work with clients, consultants, contractors, subcontractors, and other stakeholders. The Project Manager, Construction will manage budgets, forecast work, coordinate people resources, equipment, and materials. You will lead through strategy and goals, manage expectations, drive performance, make varying site and office commitments, trouble-shoot issues, capture opportunities, manage and estimate changes.

This position is critical as the leader on complex workout files that are amid entitlement, development and/or construction of real estate assets in Canada and the US. These assets are primarily in the residential asset class but also include office, industrial and in limited cases, leisure, and entertainment.

You must be eligible to work in Canada, have a valid driver's license, and be experienced in our lines of work. You must be able to travel regularly and have a passport that is accepted in US, without additional Visa requirements.

Responsibilities

• Experience managing construction projects and staff.
• Experience taking projects through entitlement processes and interfacing with municipalities as part of said process.
• Experience estimating full construction projects.
• Dedicated to superior health and safety standards.
• Excellent record of customer service.
• Cultured team building and development skills.
• The skill set to coordinate, and lead subcontractors as they typically work along our field forces.
• A proven record at working successfully with budgets.
• Proficient at blueprint reading, takeoffs, survey, and layout.
• Proficient with essential computer software such as the Microsoft Office Suite, PDF editors.
• Undertake ad hoc projects as required.

Qualifications

• At least fifteen years of relevant experience.
• Experience working in residential or commercial construction, utilities, infrastructure, environmental, civil, earthworks, and/or landscape construction.
• Valid driver’s license with a good driving record.
• Ability to ask questions in the face of uncertainty.
• Proactive and in-depth planning to regularly anticipate demands to prepare field crews for success.
• A teamwork approach to all aspects of the work, with all stakeholders – always in search of meeting performance demands and creating win-win solutions.
• A high standard of communications – quick, complete, concise, considerate, and professional communications across all platforms, with all stakeholders.
• An ability to troubleshoot and provide solutions rather than just identifying is essential.
• The ability to and an interest in managing multiple projects simultaneously, of varying sizes and scopes.
• Experience with Yardi is an asset.
